AGE REQUIREMENT: All bidders must be at least 18 years of age to purchase. Each potential bidder is responsible for conducting his or her own independent inspections, inquiries, and due diligence concerning the property. Sales Tax: Some items being sold in this auction (items that do not qualify for the agriculture sales tax exemption) require sales tax of 6.25% to be charged and will be noted in their description. Titled vehicles may require sales tax to be charged at the time of registration in buyer's licensing jurisdiction. WARRANTY & CONDITION OF ITEMS SOLD: It is the responsibility of the buyer to determine the condition of the items and bid accordingly. Descriptions are believed to be accurate but not guaranteed. When you are not certain of the condition or use of an item please bid accordingly. STAGGERED/DYNAMIC CLOSING: The auction will begin closing at 6:00 PM (CST) on Thursday, August 26, 2021. The first item will begin to close at 6:00 PM Central time and an item will close every 20 seconds after. The closing time of each lot will be automatically extended an additional 1 minute whenever a bid is placed within the last 1 minutes of the lot closing. **Some items may be part of a Closing Group. If any lot in this group has its bidding extended at the end of the auction, all of the other lots in this group will have their bidding extended allowing bidders to jump back and forth In the event a winning bidder does not pick up their items on the advertised pickup dates or made arrangements for payment by the end of the last pick up day, the auction company has the right to sell the items to a back up bidder if they choose. Additionally, the Auction company may at their discretion permanently ban the non-paying bidder from doing business with Langham Auctioneers, in all future auctions as well as leave negative feedback about the buyer to other auctioneers that use the HiBid auction platform. CATALOG DISPREPANCIES: You are bidding on the described item not the photograph, occasionally the wrong photo may be displayed, always read the item description. The auctioneer reserves the right to add or remove items from the auction. The auctioneer reserves the right to cancel, suspend, extend or reschedule an individual item and or auction event or make changes to the auction closing times or inspection or removal times. SERVER & SOFTWARE TECHNICAL ISSUES: In the event there are technical difficulties related to the server, software or any other online auction-related technologies, Langham Auctioneers, LLC reserves the right to extend bidding, continue the bidding, or close the bidding. Alternate pick-up or shipping arrangements must be made with the auction company by calling HAL (618)410-6286. Langham Auctioneers WILL NOT offer shipping on larger items for this auction. You must pick up items yourself or send your own shipper after payment has been made. SHIPPING: Langham Auctioneers, LLC will ship smaller items (such as literature, books, tools, etc.) AT BUYER'S EXPENSE via USPS flat rate boxes only. Please check USPS website for size of boxes. We WILL NOT SHIP large/heavy furniture, equipment, appliances or tools. If you have any questions about whether we ship an item please contact us BEFORE YOU BID!
