During the Life Estate Term, the Life Estate Tenants shall be responsible for: Septic and propane, water and electricity, Yard maintenance within 50 feet of the Mobile Home, Maintenance of the second driveway, Maintaining the Mobile Home and making any needed repairs, Trash pickup and Payment of the annual privilege tax on the Mobile Home. 6. Upon the death of the last of the Life Estate Tenants, or at the time the use, occupancy and possession of the Mobile Home by the last of the Life Estate Tenants has ceased for a period in excess of 90 days, then the Life Estate Term shall terminate and the use, occupancy and possession of the Mobile Home shall revert to the owner of the Real Estate.
